The villa accommodates up to 8 guests, but please note that the base rate is for 4 guests; additional guest fees apply beyond that.

📅 On your arrival day, you’ll receive all the necessary information in the morning to complete a smooth and easy check-in. In most cases, one of our hosts will personally welcome you, show you around the house, and share tips and recommendations so you can make the most of your experience.

🔑 Prefer more privacy? We also offer a self check-in option: our team will send you all the instructions, access details, and codes in advance.

🕙 Our Guest Experience team is available daily from 10:00 am to 10:00 pm, ready to assist you with anything you may need.

• A/C & Energy Policy
We do not charge for standard energy usage. However, excessive consumption may incur extra charges.

• Power Outages
Tulum experiences occasional power outages. The building has a generator, but A/C must be manually restarted after an outage. If the thermostat shows a red blinking light, simply press the “on” button to reactivate.

• Cleaning Service
Your stay includes one cleaning on the third day. Additional cleanings are available upon request at an extra cost of $70 USD each

•Please note that the street leading to the property is not paved and may be affected by weather conditions from time to time. As we are located in a private bay, this is the only access road to the property — part of the charm and tranquility of the area

The pool was cool and refreshing.  The decor inside and out was well done.  Our unit was as described.  The rooms large and inviting. The patio is lovely. The photos show the room exactly as we found it.  Sleeping was lovely! The exterior photos may be a bit dated as there is construction happening next door and the dock may have weathered with hurricanes but neither were a problem and hammering was not overwhelming (not there on weekends).  We wish we had used the roof deck, it would have been nice when the pool was busy to use it.  Don't forget about it! We visited a few of the restaurants easily walkable from our place.  We would recommend to friends. Thank you again." (8/5)
