Located right in front of the communal pool and just 1 minute from the paddle court 🎾. The beach zone is only 8 minutes away by car, and Tulum Centro is also just 8 minutes away, offering quick access to restaurants, shops, and nightlife.

Ground Floor:
• Bedroom 1 – 1 King bed, ensuite bathroom.

Second Floor:
• Bedroom 2 – 1 King bed, ensuite bathroom.
• Bedroom 3 – 2 Queen beds, ensuite bathroom.
• Bedroom 4 – 1 King bed, ensuite bathroom (Master).

Third Floor:
• Bedroom 5 – 2 King beds.
• Bedroom 6 – 1 King bed (shared bathroom).

🚫 No Parties / Noise Policy

•Parties are strictly prohibited.
•Small gatherings require prior approval.

🔇 No loud music after 11:00 PM.
•Please respect neighbors, staff, and community rules.
🚔 Violations may result in a USD 500 fine, police involvement, or eviction.

💡 Energy Consumption

•Turn off A/C units, lights, and electronics when not in use.
❄️ A/C should never remain on when the villa is unoccupied to avoid energy waste.

⚠️ Illegal Items

•Drugs and firearms are strictly prohibited.
🚫 Possession or use will result in immediate eviction and legal action under Mexican law.

🌴 Unexpected Events

•Tulum is a developing town; occasional power or water outages may occur.
These are beyond our control.
⛈ In severe cases (storms or emergencies), staff may access the villa for safety reasons.

•The company is not liable for interruptions caused by external providers or weather.
